You Let Direct firmly believe in referencing. A good potential tenant will also understand the need for referencing. A good tenant should provide the information you require with speed and accuracy. The tenant’s capability to pay the rent on time, which will inturn fulfil any financial commitments against your property and their suitability to respect the property, including it’s contents and neighbours, must be your highest priority. A few simply background checks can give you total peace of mind. Tenant referencing can be done in two ways, either by obtaining manual references straight from the tenant or to instruct a professional referencing company.

If potential tenants/tenant didn’t want to provide you with all the information listed above then You Let Direct would deem the tenant unsuitable.

Instructing a professional referencing service if only to get a basic credit check on potential tenant/tenants, is a quick, (normally within 48hrs) efficient and a cost effective method of referencing. We use a company called Maras.

We would be more than happy to arrange the tenant referencing for you. Our charges for a single application is £95.00 (inc v.a.t)  Joint application is £135.00 . An additional £35.00 (inc v.a.t.) is charged should a Guarantor be required.

Below are You Let Direct’s recommendations for a manual reference:-

Credit check, this will show you if the potential tenant has any county court judgements (CCJ’S) against them.

Utility bill relating to their current address, this will confirm the potential tenant’s address.

Photo Id, passport or drivers licence, this will give you a visual confirmation.

Employment confirmation, a letter from their employer on company headed paper, confirming their start date, salary and status of employment.

Landlord, a reference from previous landlord (if applicable).

Bank details, a bank statement will show you the potential tenant’s income and financial commitments. As a general rule the tenants gross annual  income should be at least 2 ½ times the monthly rent.
