1. Property description ![]()
The description of a rental property would ideally be one maybe two paragraphs long, ’sell’ your property by describing the main features, not forgetting any newly fitted carpets, newly fitted kitchen, re-decorated throughout etc. Take a look at existing listings on Rightmove for guidence. Your description must be interesting, factual and in no way missing leading to the potential tenant.

2. Setting a fair rental price 
Every Landlord wants to achieve the highest rent possible for their property, but try to be realistic. Setting a too high a price might mean that you miss out on a a speedy tenancy. The last thing you want is your property sitting empty providing no income! You might be tempted to try and advertise your property at a slightly higher price than the competition, just on the off chance you can achieve it. If you can afford to wait then that’s fine, if you want your property to be viewed, set a fair rental price.

3. Property images (hints & tips) 
Tenants looking for property to let will be firstly attracted to a rental property by the price and secondly by the images. Property images are just as important as the price, good quality pictures that make the property look a welcoming place to live, will attract far more enquires! Internal pictures are a must have, this will help show the features of your property.
Make sure before taking your photos that everywhere is neat & tidy and clutter free. Attention to detail is crutial! Used towels hanging over the bath or washing on the radiators, isn’t going to encourage tenants to want to view your property. Turn lights on and make the rooms look as bright and airy as possible. If you can, take the external pictures on a nice sunny day and make sure when you take a photo of your garden, there are no clothes on the washing line!
